The Earth-friendly Lifestyle at 17 Chapel

At 17 Chapel Boutique Condominiums, you can enjoy living in a vibrant neighborhood with many amenities and benefit from the luxury condo lifestyle, while at the same time reducing your impact on our environment.

Adaptive Reuse

Our redevelopment of 17 Chapel is an adaptive reuse. This building was built in 1928 as a car dealership and has been underutilized since at least the 1960s (see history page). Turning this older building into new luxury condos is like recycling a building.

17 Chapel is already ushering in additional adaptive reuse in Downtown Albany, which will enhance the neighborhood, improve property values, and ultimately bring further resident-friendly amenities. Additional efforts like this will help reduce sprawl and greenfield development.

Walkable Neighborhood

Within walking distance from first-rate entertainment venues, nightlife spots, and beautiful outdoor parks and bike trails, 17 Chapel gives its condo residents direct access to an active lifestyle and the best of everything in Albany. Whatever your interests – music, theater, arts or the environment – you’ll be steps away. And, many of our residents can even walk to work at government offices, law firms and businesses.

Green Redevelopment

As a vertical structure, 17 Chapel inherently uses less resources than a similar number of single-family residences. Utility costs for typical condos are running about $100 per month, a significant decrease for those used to the costs of heating and cooling a detached house. Since ceilings and walls abut other occupied spaces, the costs and utility footprint is always going to be lower than a single family home. Great Room of 17 Chapel Suite 302

The condominiums are constructed and equipped with energy efficient sustainable technology, resulting in a more healthful environment and lower utility costs. Oversized operable windows and sliding doors with energy efficient Low-E glass allow natural light to radiate throughout the individual homes. Solid core interior doors by Masonite use renewable materials to create their sound attenuation.

Appliances. Included with your new luxury condo at 17 Chapel are Frigidaire Gallery EnergyStar rated, stainless steel kitchen appliances and high efficiency laundry appliances. Appliances account for nearly 20 percent of the average household’s energy use. EnergyStar clothes washers use 40 to 50 percent less energy and about 55 percent less water than standard washers and refrigerators use up to 40 percent less energy than the conventional models sold in 2001.

Flooring. An available option for the bedrooms is Shaw’s TripleTouch under-carpet pad. Made with natural oils, it reduces dependency on petroleum-based products and its backing is made with recycled content.

Plumbing fixtures. We have partnered with Kohler to provide beautiful, high-quality plumbing fixtures for the condos at 17 Chapel. Standard WaterSense faucets and WaterSense toilets allow you to partner in saving energy and the environment. According to EPA, if one out of every 100 American homes retrofitted with water-efficient fixtures, we could save about 100 million kWh of electricity per year—avoiding 80,000 tons of greenhouse gas emissions. That is equivalent to removing nearly 15,000 automobiles from the road for one year! Depleting reservoirs and groundwater can put water supplies, human health, and the environment at serious risk.

Lighting. The lighting in the garage and hallways of 17 Chapel are motion-activated to minimize unoccupied energy use. Step inside your condo for the evening and the hallway lights will dim to reduce energy consumption. Step out your door and the lights return to full brightness. Energy-efficient LED under-cabinet lighting and LED Recessed lighting is available, and other lighting inside your condo may be lamped with compact fluorescent or LED lighting as well. Optional EnergyStar rated ceiling fans are available so you may reduce reliance on heat and air conditioning.

Paint. Standard low VOC paint reduces odor and potential toxins in your new home.

Making Winter Wonderful

With Albany’s first measurable snow of the year finally here, Albany residents are taking part in that time-honored tradition we’ve all grown come to accept and loath: the “great dig out.” As we rush to get ready for work in the morning, we must now make extra time to clear our front walkways, sidewalks (and often worse) dig our cars out of the snow before we can even begin the commute.

At 17 Chapel we offer an alternative.

enjoy coffee in your luxury condo without worrying about shoveling snowWhen you wake up in your beautiful new home, you can enjoy your coffee, knowing your car is warm and waiting just an elevator ride away, parked inside the heated garage. The sidewalks will already be cleared of snow and you’ll never have to pick up another shovel or grain of road salt.

When you return, you can relax in front of a comfortable fire in your warm great room, watching the snow gently fall on the roof tops and church steeples below.  At dinnertime, you can order a gourmet meal from dp: An American Brasserie, Yono’s, or The Brown Derby, and as an exclusive service to 17 Chapel residents, they will deliver a steaming hot luxurious meal right to your door, served on their top-quality china.

Want to prepare a meal yourself? Order a delivery from Cardona’s Market before you arrive home, and your groceries will be waiting for you in the package room, which includes a refrigerator and freezer.

Sound good? Make winter work for you with the luxury lifestyle at 17 Chapel Boutique Condominiums. Contact us today to find out more.
