Exterior Complete

The exterior of the building is fully complete, standing seven stories tall.  The building includes a vertical addition of three stories to the original 1928 four-story concrete building. The exterior of the building was re-faced with wood-clad windows and natural brick, to provide a historic feel while incorporating elements of contemporary style.

The first and second floors house the lobby, fitness center, 38 reserved parking spaces and storage units inside a heated garage. Twenty-four condos are located on floors 3 through 7, with a roof deck at the eighth floor level.

Construction Wrap Up in the Business Review

As we reach the major milestone of completing general construction and are welcoming in the first homeowners, the positive feedback keeps growing.

At the Downtown Albany BID fall networking event held at 17 Chapel, attendees enjoyed the view from the roof deck and admired how the light fills the model condo through ample windows.  On Friday, reporter Michael DeMasi of The Business Review wrote about the growing interest in this unprecedented luxury downtown condo project:

The seven-story building, plus rooftop deck, is located on Chapel Street across from the Hampton Inn    & Suites, a short walk from bars, restaurants, Capital Rep and the Palace Theater. It’s the kind of project downtown boosters have long waited for as a way to create a truly 24/7 living experience. Other developers have converted the upper floors of buildings into apartments, with more on the way…

“We’ve been getting a lot of positive compliments,” Rosenblum said. “People say you really built something as beautiful as you said it was going to be.”

Construction Nearing Completion

Anticipation is growing as we build, build, build, and construction is nearly complete!   By early July, we expect to complete our model suite, another  spec condo, much of the exterior of the building, and nearly all of the common areas, as reported in the Times Union.  At that time, work will begin on customizing individual condos.

The construction entails adding three stories to the original structure and rebuilding the interior to create 24 condominium units, in addition to a lobby, rooftop deck and fitness center.

Our first residents are expected to move in at the end of this summer.

The scaffolding you see in this picture is in place for installation of the exterior finishes (thin brick and stucco). Looking closely, you can see the red bricks rising vertically to the left of the corner and across the entire lower levels.

In this photo you can see our windows being installed along the exterior of the building. We are installing high quality, metal-clad, wood windows by Eagle  (a division of Andersen) with energy-efficient low-E glass.

In this photo you can see the interior of our model suite, which will be the Empire floor plan, fifth floor, suite 505.  The fireplace area is on the right and the tall glass sliding doors line the exterior wall of the Great Room.

This view is taken from inside the “library” of the Model Suite. The library could also be considered a den, study, or home office. You can see the expanse of windows along the exterior wall, which allows in ample natural light.
